Triad Global, LLC operates and holds residential rental property and provides free informational tools. Except for property we expressly identify as owned by Triad, we are not the seller, landlord, listing broker, or agent for any property shown or listed on this site. We do not represent buyers, sellers, landlords, or tenants, we do not negotiate transactions, and we do not earn a commission on any third-party transaction. Member listings and aggregated market data are provided for informational purposes only.
You may sign in with Google to save listings, save analyzer studies, and (where available) create your own listings. You are responsible for activity under your account and for the accuracy of information you provide. You must be at least 18 and legally able to enter these Terms.
If you create a listing, you represent and warrant that: (a) you own the property or are authorized to advertise it; (b) all information is accurate and not misleading; (c) you own or have rights to any photos or content you upload and their use does not infringe anyone's rights; and (d) your listing complies with all applicable laws, including fair-housing laws.
You retain ownership of your content and grant Triad a non-exclusive, royalty-free license to host, display, and distribute it on and through the site for the purpose of operating the service. You are solely responsible for your listings; Triad does not verify, endorse, or guarantee any listing and is not a party to any dealing between users.
Fair Housing. Listings must comply with the federal Fair Housing Act and all state and local fair-housing laws. Content that states or indicates any preference, limitation, or discrimination based on race, color, religion, sex, disability, familial status, national origin, or any other protected class is prohibited and will be removed. See our Listing & Content Policy.
We may, at our discretion and without notice, remove any listing or content, or suspend any account, that we believe violates these Terms, the Content Policy, or the law. We are not obligated to monitor content but may do so.
Do not post photos or content you do not have the right to use. If you believe content infringes your copyright, send a notice to our designated agent at office@triadglobal.org (Attn: DMCA Agent, 5534 Saint Joe Road, Fort Wayne, IN 46835) with the information required by 17 U.S.C. §512(c). We will respond to valid notices and may remove infringing content. We maintain a policy of terminating, in appropriate circumstances, the accounts of users who are repeat infringers.
If your content was removed and you believe it was a mistake or misidentification, you may send a counter-notice to the same designated agent, including the information required by 17 U.S.C. §512(g): your name, address, and phone; identification of the removed material and where it appeared; a statement under penalty of perjury that you have a good-faith belief the material was removed by mistake or misidentification; and your consent to the jurisdiction of the federal court for your district (or, if outside the U.S., the Southern District of Indiana). We may restore the content as permitted by §512(g).
The deal analyzer and all figures, estimates, valuations, rent estimates, and property data on this site are illustrative and informational only. They are not an appraisal, and not financial, tax, legal, investment, or real-estate advice, and not an offer or solicitation. Property and listing data come from third-party sources (including public records and licensed data providers) and may be inaccurate or out of date. Verify everything independently before acting.
Map, aerial, and street-level imagery are provided by third parties (including Google Maps/Street View and Esri) and are subject to their terms; property data is provided by third-party providers. These are shown with their respective attributions and remain the property of their owners.
The site is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Triad is not liable for any indirect, incidental, or consequential damages, or for any reliance on information or listings on the site. Some jurisdictions do not allow certain limitations, so some may not apply to you.
You agree to indemnify and hold Triad harmless from claims arising out of your content, your use of the site, or your violation of these Terms or the law.
These Terms are governed by the laws of the State of Indiana, without regard to conflict-of-law rules. Venue lies in the state or federal courts located in Allen County, Indiana.
Owner lists ($29 per metro). Off-market owner lists are compiled from public records (county assessors, city registries, treasurer tax-sale lists, sheriff-sale notices). They are provided as-is, are not verified, may be out of date, and are licensed to you for your own real-estate research and direct outreach only. You may not resell or redistribute them, and you may not use them for any purpose prohibited by the Fair Housing Act, the Fair Credit Reporting Act, the TCPA, CAN-SPAM or state law, including harassment, discrimination, or making decisions about credit, employment, insurance or housing eligibility. Because the file is delivered instantly, purchases are non-refundable once downloaded; if a file is defective, email office@triadglobal.org within 7 days and we will replace it or refund it.
Deal Alerts Pro ($9/month). A recurring subscription billed monthly through Stripe after a 14-day free trial. Cancel any time from your account page or the Stripe billing portal; cancellation stops the next charge and access continues to the end of the paid period. Alerts are informational estimates, not offers or advice. Payments are processed by Stripe; we never see or store card numbers.
