We're three partners split between Indianapolis and Tel Aviv, and we own and operate single-family rentals in Indy. One of us writes the code. The other two live in the spreadsheets and on the phone with the property manager. Not as a course. Not as a fund pitching you a deal. As owners who have to make the rent math work every single month.
Most of what you read about out-of-state investing is written by someone selling you the property. We're on the other side of that table. We buy the house, we carry the loan, we sit through the vacancy, and we eat the mistakes.
So we're going to write about it as it happens.
That means the real stuff. What a vacant month costs on a $2,700 house. Why we walk away from anything under a 1.20 DSCR, no matter how nice the photos are. What a DSCR lender actually asks a non-resident for. How remote showings work when you can't be there. And the boring cross-border details nobody warns you about. This week Facebook showed one of our listings in shekels for days because our account region was set to Israel. Small thing. It cost us real exposure while the house sat vacant. We'll write that one up too.
We'll also share the tool we built for ourselves. Before we buy anything we run it through our own analyzer: rent comps and DSCR, and how the price per square foot sits against the rest of the ZIP. We put it online for free because we kept doing the math by hand in spreadsheets and figured other people were too. Run your own address and tell us if we got something wrong.
